Commercial Multi-tenanted Structural Upgrade

Arrowsmith was approached by Arnold and Johnstone Engineers in 2017 to provide buildability advice during the design process of a two-storey building with five different tenants.
After the consent documents for the structural works were prepared, the principle began negotiations with Arrowsmith around interior fit-out and layout changes. These works more than doubled the original scope, but timeframes were limited. With the two ground floor tenants being retail, the income from these businesses would cease during the works. To minimize disruptions, the programme was staggered, focusing on completing the ground floor before moving upstairs. Each of the ground floor tenants were completed within 4-6 weeks as per the agreed programme, from demolition through structural steel installation to final fit-out. The fit-outs included new cabinetry, decorating, and a complete layout change for the food tenant. In addition, the outdoor area was transformed from an overgrown storage area to a beer garden, and the first floor balcony and stairs were refurbished.
The first floor works were less involved and required reinstatement upon completion of the structural installation. Arrowsmith and the Principle worked closely with all five tenants to ensure that their individual expectations were met and that the project was delivered to a high standard, on time, and within budget.
